Instead, find a "meh" tile guy and buy an extra box or two to leave in the garage. 

But electrical, demo, tiling, finish carpentry... not a lot of quality subs out there.

Tile- he didn't have the proper Tile spacers and lifts for large tile. 

See who buys the next house you dont get  look them up on the county assessors website  I’m very small time but I’ve hired the right guys where I can get tile installed for $2/sf when the going rate is $3 -$3.50 and the GC is making money at that rate, so what’s he paying, $1/sf?

Tile is more attractive.

I plan to replace roof, gutters, change kitchen flooring, and update bathroom flooring, tiles, and vanity, replace water heater, and some paint job.

Installing tile may make the property sell faster, but it is unlikely to increase the sale price significantly.

We will need to put a series of Drain Tiles underneath to take the water away.

The tile in the bathroom is crazy!
