My cash on cash ROI seems terrible whenever I run the numbers.

And with wood frames homes, that's actually terrible for the wood.

Not that they're terribly expensive to replace, just wondering your experience with it.

I think that even knowing my deal was not as great as deals can be, I needed to take that first step and as I learn from others, unless you get yourself into a terrible situation, a less than stellar deal is hardly regrettable.

Also, there are numerous challenges dealing with Turnkey providers:1) Terrible renovation work - we've taken over many properties that investor bought turnkey and they were shocked to learn the true condition of their property from our TakeOver video.

I've analyzed duplexes priced under $200K that were terrible investments for a variety of factors. 

Stand by your guns don't let them talk you into anything that makes you uncomfortable.Check them out on line-they have some terrible reviews by tenants and LL's!
