Tenants helping with property management tasks

Hi everyone

My friend is a landlord and currently has his tenants helping out with some of the administrative property management tasks. In return, he provides these tenants with rent reductions. I wanted to see if anyone has done anything similar or if anyone has any thoughts on the matter. Would something like this be appealing to someone handling property management on their own?

Paying rent is enough of a task for them. Leave it at that.
