I am preparing to sell my home in Glendora, CA.  

My home in California in the east bay, it is a two story 4BR 2.5BA home.

This is all in addition to applicable state withholding (in California it is 3.33% of the sales price).

I am trying to locate a lender who will do a HELOC up to an LTV of 65% on an investment property (single family residence in CA) and wondering if anyone can point me in their direction?  

The bonding company will likely require some type of proof (like an HOA zero demand letter) and someone will have to pay for the Bond (usually the Seller in Ca) and it is recorded at closing with the rest of the docs (deed, etc) so that it is never an issue again.

I am living in southern california and you get 2k for property that worth 400-450k.

I am looking for a recommendation (or two) for a good CPA that has experience with real estate investors here in the Fresno/Clovis CA area.
