Hi @Maria McCreless our company has been sending mailers for over 15 years and found it to be a great tool to locate motivated sellers. 5% is a good initial response average.

You will get a special warranty deed, that basically means the seller/bank/auction house is selling where is/as is, and you, the buyer are responsible for all liens with the property.

I know the winning bidder at a trustee foreclosure sale takes title subject to all senior liens, but is a HOA fine (not a lien) the responsibility of the new owner?

Hi BP,I am cold calling a list but now have the idea that my results will come faster if I drop off a postcard or some sort of note when I find a house in poor condition or foreclosure and have them call me and then cold call them 2 weeks later if I get no response.

I'm looking to get started on my REI journey, and have been extremely pleased with how responsive all of the members of this forum have been.

I am young and extremely new to this game so any responses related to becoming a landlord will be helpful!!
