Also, I have been involved with VRs for a while and experienced the good & bad aspects of short-term rentals.

I'm so impressed by the cooperative spirit of this site and I look forward to meeting a lot of you in person and seeing your projects pop up in the Sac area.I attended the Roseville Meetup last week and met some great people involved in all different aspects of real estate investing ready and willing to share advice and contacts. 

Im originally from South Africa and from the research I've done, it's definitely a totally different environment and market in all aspects. 

I love every aspect of the investment game, but am focusing on rentals & flipping properties. 

you mentioned the lack of forced appreciation as a negative aspect of SFR investing but as long as the build cost is less than the sales/ square ft you could always add ft 2 to the property to capture additional equity.

The knowledge and different aspects of real estate shared on their podcast is something I have been waiting for...
