But if you have properties you own you could use those as leverage and secure against those but no lender is going to give you basically an unsecured line which would attach if you win a foreclosure sale.

@Dennis Carter IINot an attorney but I do not see why title insurance would cover this as there was no written agreement that was missed it was verbal - there was nothing they missed.Sounds like your best bet is to drill your own well.

On one document I received it states: "The individual (applicant) is mentally competent but due to age or physical infirmity is unable to manage his or her property and affairs effectively and, recognizing this disability, has requested a conservator's appointment"It also states the conservator is: "conservator of all assets of the individual's estate".What I'm wondering is do I need the conservator to also be the co-signer on the lease?

I dont know of any private lender (generally meaning someone personally lending their own money) who is going to roll the dice on you for nearly the same yields that they can get by just buying fixed income securities.
