If your numbers check out ,  I (putting my legs in the lender shoes) will gladly jump on the deal.

Take out all the bad, lighting, ceiling fans,switch plates,towel rods,shower surround,tubs,carpet,flooring.Then remove walls usually open up the kitchen trying to fit in an island or bar.

I am a huge fan of the white with black trim trend, I think it works well with many styles of architecture.

If I were in your shoes, I'd focus first on a learning to be a good agent: learn to run CMAs (comps), social media marketing strategy, the ins and outs of contracts, and work on building up a network of "go to" people for help when you don't know the answer.

I'm not a fan of this "Find a mentor" mindset - go find a successful investor and add value to them - don't go in trying to take FROM them. 

Also, i'm a fan of house hacking.

What to get/request or demand now that the shoe is on the other foot?

Before I explain the significance, just last year we had to replace our attic fan, because we noticed it was not working.
