The conversion would be rather easy as all that was done was in the house conversion was tearing out separator wall, extra kitchen converted to utility room and extra front door filled in.

Vet the guarantor the same as you would the tenant and either ask them to co-sign the lease or execute (which would technically make them a tenant, unless you lease has built-in support for a guarantor) a separate guarantee of the tenant's obligations. ... or move on to the next applicant.

the lease states no parking comes with the rental, but I have issued separate written 'policy' stating one vehicle, no maintenance, etc.
