More on that subject, with respect to your projections, what percentage of that projected IRR is due to reversion value (which is obviously fairly tough to predict 5 years out)?

I think New Mexico is similar to GA with respect to the ownership and redemption periods.As already mentioned, just be sure to research thoroughly and/or team-up with someone who you can work with on a few deals or so---It's good to have likeminded people to help you attain your goals----just a thought----Hope this Helps You.Much Success As You Invest!

It makes the photos look nice and gives the lender/underwriter warm fuzzies so they ask for fewer other items. 

In my mind, just a matter of time that the recent development in South Kensignton and East Kensington expands, north and west, respectively, into Norris Square.

If you have a track record of doing flips put a portfolio together of all your deals; include: purchase price, rehab costs, before and after photos, sale price, and etc.
