We've done a few deals together in this way and currently hold 10 properties together - with an additional 3-unit closing next week.The basic structure made sense for me to get started - my partner provided the cash injection and I provided the time and effort to find the properties, fix the first couple and/or manage the contractors.

If you are looking to buy as an investment property, perhaps it's not a bad idea.If you are looking to buy a new primary with low down payment, in order to circumvent the DTI issue, you need to provide your lender with a lease and two months' rent for your departing residence at closing, so that the debt-to-income ratio is not an issue with your first home being counted against you when buying your second primary residence home. 

From what I understand from your post is that you are a landlord in which you have rented your unit to a company so that they can provide corporate housing to their employees (employee). 

How accurate would you say the data from those two providers is?

My house on slab is in a nice middle income area with expensive fishing boats and RVs in the concrete driveways, yet 2 comps were on another area with block homes, hoopties in dirt driveways, and 2 of the comps even sat next to trashy convenience stores.

Can we provide other documents in its place if the HOA doesn't provide?
