You can refi to a non-conventional lender to do a cash out, and then refi to a conventional in 6 months (at the higher loan amount as Rate-Term).Or as @Jonathan Towell mentioned, find a local banker who might give you a cross collateralize credit line.Good luck.Upen PatelFederal NMLS# 1374243

Even then, I've seen some real good bogus letters with all the official, trademarked and copy-written logos and what-not and wasn't worth the paper it was printed on.Even so, There are some legit deals that are being made everyday between a wholesaler and a seller where both are happy with the result.

If you were to do a geographic search within 15 miles of the school you'd find a whole bunch of places that look great on paper - but upon further investigation  may fall in areas of Paterson and Lodi that tenants try to avoid.

My area, NOLA, the list was published on the website for our local paper, though I think it was also available through the assessor's office.  80-90% of the properties listed in NOLA were vacant lots.

At least where I'm at, the buyer doesn't pay the agent's commission so if that's an objection, you can address it straight out and explain to them the seller generally pays for the commission.If you go into a meeting with them expecting them to sign and being confident that its just a simple paper that you need to move through, it'll be a breeze.
