I wanted to see if any of you all have guiding principles on these areas of thought: mortgage length, paying extra on debt, selecting your first couple owner occupied homes,  and other thoughts. 1) 15 year mortgage or 30 year mortgages?

One of main benefits of Owner Occupied is the exclusion of capital gains taxes after 2 years of living there.

I'm wondering if HELOCs exist (nowadays) for owner-occupied multi-family properties. 

The home has 2 tenants already occupying both units on month to month leases.

I am going to talk to the tenant this week and find out what is going on what story they have.My questions:1) Is the eviction moratorium still on in NJ, and would it apply since mine is owner occupied residence.2) Since my lease doesn't say much on a guest policy, what would be the reasonable number of days guest could stay in NJ?
