Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $300,000
Cash invested: $23,000

Live in Fix N Hold.
We just mixed all the strategies together - bought it owner occupied off market and spent a lot of time and money on fixing it up.
We refinanced a year later to cash out most of our financial investment.

What made you interested in investing in this type of deal?

Needed a primary - might as well be a househack.

How did you find this deal and how did you negotiate it?

Family friend was selling her investment property. We just asked her to sell it to us instead.

How did you finance this deal?

Cash for down payment and reno -
Conventional Loan

How did you add value to the deal?

Renovated - refinished basement, made secondary rental space.

What was the outcome?

Increased property value, low money in the deal.
