I have read and heard that they are sometimes used in real estate transactions and I'm in the process of compiling "buyer" and "seller" packets to keep with me in my car to be prepared to do a deal at any time.I was able to find one form online to look oer but ended up this law website and that has triggered some questions for me that I was hoping some of the fellow BiggerPockets members could help me out with. https://www.ilrg.com/forms/states/ny-powerofattorn...According to law 5-1501 of the New York General Obligations Law, section d, "To be valid, except as otherwise provided in section 5-1512 of this title, a statutory short form power of attorney, or a non-statutory power of attorney, executed in this state by a principal, must:" Contain the exact wording of the: (1) “Caution to the Principal” in paragraph (a) of subdivision one of section 5-1513 of this title;  and (2) “Important Information for the Agent” in paragraph (n) of subdivision one of section 5-1513 of this title"So, this takes me back to the PDF that I downloaded of a limited power of attorney form which DOES NOT included these paragraphs.

Would it be wise for me to trade in my 2001 Camry that I have no payments on, and get a car that qualifies for Uber in order to earn extra cash for investing?  

i.e. car, artwork, collectibles, bank accounts, stocks, bonds, 401K, etc.The most common one people know of is the 401K loan, but you can use any of these assets, and anyone that's not a party to the transaction can actually be the one lending you the money.This means Uncle Bob (or whoever your relative is) can give you a loan against any of these.  

caused water leaks in plumbing ran a sump pump line into sewage( illegal) and it all leaks causing mold issues. and the guys gave me a fungal disease like ring worm from using my toilet, they left gate open and my ten year old dogs are gone forever. didnt mask off home from blowing in insulation and i am allegic to it borax and its all over house clogs up new furnace filter which i have to change every two days or furnace shuts down from over heating installed a cheap 19 dollar thermostate that dont work, put way to much insulation in attic now home creeks and bangs as it settles and roof is bowing theres a car parked up there like 2000 lbs of crap im allergegic to, and knobodies inspected there work at all!

It's not totally renovated but its in good condition in a great area and has a very desirable 4 car off street garage and it's 5 mins from my house and on the way to my gym.Most of the tenants are long term, ranging from a couple years to 8 years.

Below are the numbers that I'm crunching.The seller (motivated) is willing to chip in $15,000 for the 2-car garage rehab.

Just a few more:1) Meters are off or even pulled2) Uncollected mail3) Cars with expired tagsOnce you have identified the property, you need to qualify it as to equity to determine if it has sufficient merit to pursue.

I don't want to pay a contractor for a product I don't have, just as I don't want to pay for a car thats not built. 

The layout is such that on paper I could redesign the bonus room, the downstairs bathroom and part of the 3 car garage into a small apartment/studio with all amenities inside my house.Any suggestions on how I could dig more into this? 

Buying mobile homes is just as easy as buying a car.
