Finding distressed properties
Hello,
I recently decided to dive into wholesaling, upon doing so I joined an investors club in Southern California (Net Wealth Advisors Club). My training with them starts Dec. 9th, until then they said if income across any abandoned properties to email them.
So I started driving around for 4 hours and came a cross a handful of possible properties.
What would be the most efficient way of finding motivated sellers? Should I continue driving around, or is there specific websites that would be beneficial?

Hey @Aaron Forness
The answer to your last question is "Yes." I know that wasn't a yes or no question, but you should definitely keep driving and there are definitely sites that would be beneficial(like this one!).
Don't forget to write down the addresses!
Feel free to shoot me a PM once you have a handful of potential properties and I'd be happy to walk you through how to go about contacting them/distinguishing between motivated/unmotivated sellers.
