I give them the lock box and if they want an application, once they fill it out they can email it to me or leave it in a locked box in the house.

As soon as you can do it, after you close, change the exterior door locks.  

@Joe Au Debt give you chance to lock in assets shich you cant afford right now at full price, in process helping lock in at lower price compared to future inflation and growth adjusted price.

Make sure you write offers with proper contingencies that will allow you to limit your risk while you are able to lock up a good deal and still give you the time for your due diligence.
