How to wholesale an Estate Property discretely

I have a 100 acre property that is in a prime location in a hot market in Ky. There are many siblings that have to agree to this but if I can get them locked in a certain price how can I make the deal go through discretely? I also do not want them knowing how much I will be turning the property for to a developer. Any help or advice would be greatly appreciated.
