d) is suing something that should be considered to reclaim costs (In VA this is up to 5K to cover lost rent/expenses)?

I had no issue with either but i wanted to peg it per month in case they stay more than 2 years.  

The hard part for the NOI on the MF is that I think there will be continuous replacement/repair issues.

Like I said though, if you solely thinking of cash flow and don't mind some issues if the money is good then do it.

We all know areas like Rockville, Silver Springs, Bethesda, etc.... wont be an issue but going further out towards Baltimore there must be a line in which the fundamentals of some areas will cause them to be affected more in a down cycle.I was in CA in the last down cycle so I don't know how this area was truly affected. 

In that area, you will certainly want it to be insured as vandalism could be an issue.  

Knowledge is power.Once you have purchased the community, you are going to need even more help and you are going to have a number of legal and compliance issues to deal with.

I became aware of this after another lawyer reviewed my lease, for another issue.

The only issue I have had so far is with our agent, he has been a pleasure to work with, very nice and helpful but.... in my opinion not experienced with investors.
