Typically, in most states, an executor is someone named in a will to administer a probate estate and an administrator is someone appointed by the court in the absence of a will. 

I would do that just to confirm your original projections and/or you may decide to use them, since they already have the highest ratings on the usual sites and they have all the moving parts in place (supposedly).Also, don't forget you need to provide all utilities for str's, including internet, cable or other tv service, etc.

I have owned the house for over a year and if I search the address it will still show up on the iNTERNET as the home of a RSO.

My lease in Portland just ended and my rent covered all utilities except electric and internet, which seems pretty standard for a quality one-bedroom in downtown Portland.
