My thinking is what we were all promised with the CARES act and what we individually end up with is going to be completely different than what was promised.

They sent this email out March 18th and since that email from the POA, all the individual HOA's (9 different clusters) have now jumped onboard and sent their own version of restrictions, but with much stronger language. 

I would personally break down the operating data of each building to get individual cap rates, and get a better picture of what’s going on with each building by figuring out what every dollar is needed for and how those numbers may be adjusted by deferred maintenance. 

In order for me to do that they would have to be separate accounts to better track the funds for the individual property.

Stick to a long-term strategy that targets individuals inside and outside of your local area to attract quality tenants.

In 2020 they are very real and migration trends have been very favorable with families and individuals moving to Arizona from other parts of the country.All the indicators for the Arizona housing market remain very healthy at the moment.

This individual is going to retire at the end of the summer.

Hopefully this will be over soon and our growing pool of laid off individuals return back to work.)

Worth noting, both of these instances are with really bad tenants (not paying, causing damage, overall terrible individuals) so my compassion meter for coronavirus is on a .5 out of 100.
