I'm looking for single family or multifamily houses that offer 4-5 bedrooms which can each be individually rented out to students.I'm also curious about how locals feel about paying renting for a finished basement?

That way you can give the tenants time to tiddy up and you only send one individual to the unit to which the tenants could go out for a walk or drive, etc to avoid contact.  

It depends on the individual market in which a property is located.

@James SantanaMost individuals are not using their own cash, they are leveraging hard money and/or bank loans.

Currently, the maximum number of properties that can be financed in an individual social security number (per person) is 10. 

Therefore this trend will be more individual defaulters, rather than a collective community organizing.  

@CJ M.so far based on my research, best bet looks like going with individual mortgage broker or smaller lender / credit union instead of big banks I.e (wf,boa,etc) as they have higher closing cost and not borrower friendly.

Most banks list individual properties on mls.
