For those who have tried Airbnb long term rentals (typical more than a month), how do you factor in the utility bills?

Looking for advice on what I should do with my current home as I look for my next primary residence.

My wife and I have started a company, Margherita Homes, where we provide realty services, construction services and home care services, plus we invest.

This project required the complete replacement of the sewer system under the home and from the home to the city tap in the alley.

Typically what is known is done at closing but trued-up later.If your PSA specifies any credits for non-ready units, that will offset the other costs.

In December, my wife and I bought an old 1984 3/2 split level home with a walkout basement in a great area of Raleigh NC and spent the next 5 months renovating it, spending a little over $40k and pouring every ounce of energy and time we had into it.

We invest in areas that are typically right next to the ones that have already "up and come."  

We purchased the home on 6/14/2022 for $236,000 and sold it the same day for $280,000.

I did demolition for a single family home builder who used to do septic and well and they said they were transitioning everything to public utilities only and we tore down 3 homes they built 15 years ago that were on a ground lease. that was in columbus ohio but I couldn't believe it. your property values will be lower than traditional 

It further needs a zoning variance which I know I cannot get because the local home owner's association opposed an approval beyond 2 families.
