My current thought is to buy and rehab homes with an ARV in the sub-$100k range, since it seems possible to hit 1.5 to 2.0% rental rates.I have a great contractor on board, but there are still a lot of holes in my plan.

I would love to hit 2%, but it sounds like I need to save up quite a bit more cash to do it.

Last I heard, the broker said they hit a "snag", and he is transferring all the documentation to another financing source.

I already have one of those :)There are still some base hit deals out there, but they don't meet my criteria for location and max rent.
