Makes me think property manager failed you.Sounds like the pipes are being filled with grease and food from disposals and the tree roots already intruded as trees are alive drilling for water.If the trees are yours I would remove them.

Your workmate is living beyond his means.Hi Jason,If you boot him, and you don't want the rifle, maybe offer to sell it back to him for $400 when he gets his life in order.I'm guessing pawn value is probably $80.Maybe he can then use it for "shootin' at some food" and save on his grocery bills (seriously).Good Luck!

Going after several small multi stores fill your 1031 requirement will likely put you in a position to be forced to over pay, which is one of the cardinal sins of RE investing.Last food for thought, nobody likes to pay the evil Uncle Sam, but at times, it is a necessary evil that could open doors to better returns and better investments over the long haul.
