It is my understanding that if you go 5 units or more you will need a Comercial loan and Comercial loans look at the property value and the revenue it generates and not so much credit score or DTI...so look for properties that are 5 units or more.Or do BRRR (Buy, rent, rehab, refinance) using a private loan (mom and dad or invester) or hard money loan.I hope this helps a bit.Good luck!

Seems most people on this post only read half the OP's original post, every title company in town is fine for a "traditional" transaction, but how many are actually investor friendly, save investors money, get complicated title issues resolved fast and understand non traditional funding and items such as assignments and do double closes?

After that you will be able to easily find a lender to do a refi for you using 30 year terms.I understand you guys probably prefer to leave them in the LLC for asset protection but unfortunately that doesn't jive with your goal of refinancing your money out of them.
