@Lee Falkenhagen no particular reason other than Cozy was recommend to me here on BP, and offers me the ability to complete more steps of my process than a straight money exchange program would (background/credit check, rest analysis/estimator, offers the tenant the ability to make service requests etc.).

Collin County seems to be over price, the same than Denton County, though you could find some deals there is always a challenge to find the right one.One thing to take in mind is the maintenance cost, Fort Worth has older houses that will cause issues on the maintenance, if you are looking low maintenance you will need to look a few and identify how you fell comfortable.

The rate buydown is simply a part of your closing costs, so if you work a 2% seller concession into your contract and want to consider that the 'seller-paid buydown' then that's up to you.o Rate floor: You are going to eventually hit a rate floor with any loan program, or a point where you cannot buy the rate down any further.
