I've always gotten in front of this problem successfully, so far (knock on wood). 

It has all original wood work, and  original stained glass windows, giant pocket doors, etc.

To make matters worst the property is manly stucco and wood and the subdivision is prone to termites.

Are there any areas in the city you would suggest looking in since your in my neck of the woods?

I spent a ton of time up in Canada in my youth, but never in your neck of the woods.

However, we've gotten pretty good at our estimate in our little neck of the woods so we can usually figure out the reasoning of the variance.

@Eric Crump I agree with @Kevin Wood that $195k in Heights proper area seems very low.Did you mean to say that $195k is the asking price and ask what a good ARV would be after $40-$50k in rehab?
