Triplex for Sale AS-IS Brighton Heights

I have a duplex/triplex for sale in Brighton Heights on the right side of the Bridge.  If you know what bridge I’m talking about on Shadeland then you know what’s going on in the area.  Being sold as is.  I have several other properties for sale on the North Side.  3 1 BDR Units, Recent rents $684 (Section 8) + $600 + $415 (10 year tenant, could use an increase).  All separated utilities.  I pay water, common electric.  Coin-op Laundry and private parking.  The property is on the bus line as well.  I have owned this property for a long time and it has been totally awesome and a true cash cow, HOWEVER, as those of you who know the north side, it’s on fire right now.  Folks are getting good coin in Brighton Heights.  To be perfectly honest, this would be a great property to convert back to a single family and shoot for the upper 2’s on the flip.  It has all original wood work, and  original stained glass windows, giant pocket doors, etc.  All of that real PGH charm!  I will convert it back myself if it does not sell it by this March.  Again, area is on fire.  Let’s chat...I really enjoy my tenants and will not be interrupting them a whole hell of a lot with this sale.  174.9K obo motivated seller.  No tire kickers, and no realtors (however, I will pay your 3% if you bring a buyer.)
