The color shows the Market Health Index (Green - 10; Red - 1), and the size of the circle shows the Market Price To Rent ratio.  

Long ago I was a nationally ranked amateur athlete and I know you eat and sleep your sport, like an addiction and personal distractions hinder performance.  

If your a new investor it's easy for the eye to miss quite a bit of repair that will eat up the little equity you have.

I believe rentals would be a good start, I'm not close minded where I wouldn't entertain other real estate ventures/opportunities, though what do I know, I'm "green"Hoping BiggerPockets can assist in my education and lessen further procrastination...Jef

I'm moderately handy and picking up skills as I go along like tiling and trying to figure out my limitations.Like everyone else said though.. you may have to eat into some of that projected profit to get things done more timely and limit the holding cost.- Good Luck

In Boston, replacing all windows would just about eat up that entire budget!

I don't even water my garden and it produces a ton - tomatoes, cucumbers, eggplant, carrots, peas, green peppers, squash, YUM!

There's just an endless number of such tasks to be done that will end up eating all of your time if you do them.
