You learn about managing rentals well, something most investors never learn.

Well, they may *qualify* for up to a year, but they do quarterly reviews (at least they used to) and if the tenant's situation changes or the agency funding runs short, they will terminate the funding immediately.

Also, pick a farm area where you get to know that one particular area really well and focus on that in the beginning, also maybe try direct marketing, posting fliers in mailboxes to see if you get any bites.

Yes we target NRD1 and NRD2 zone as well as downtown, little river, etc.

I think knowing would help with my medium term rental as well.

As Jaron mentioned above, average homes aren't performing well and the unique, experiential homes are hitting and exceeding revenue targets.
