Having a $500 deductible and too much coverage can drive that way up (insurers do have minimums in some cases).  

I think that it is great that you are trying to make sure that you have all of the insurance coverage you need and that you are questioning what you have been told to make sure that you are fully covered.

I have talked to a few companies, but no one seems to offer a liability policy outside of normal dwelling coverage.

I am unsure if I will be able to get continuing coverage and am afraid I may lose the property all together at this point.

Adding an additional insured to a policy gives them coverage that non-insureds don't have, which is likely what the carriers you're talking to are concerned about as well.

Debt service coverage loans are a new concept for me so I'll do some research on these as a part of my due diligence.

Require Renter's Insurance with Landlord As Additionally Insured coverage so that tenant damages are covered by that rather than by the security deposit/dispute/battle.
