They may or may not agree, and you will likely pay for any drainage relocation.If the easement is general and over the entire property, you might ask the easement holder if a drainage course or structure can be built to accommodate their need for drainage, then redraft the easement to include only that area of the new drainage course thereby freeing the rest of the site from the easement and allowing you to build on it.

It teaches them what they too can do to prevent mold and moisture problems.I would also take this opportunity to do a comprehensive inspection of the unit.Testing your property for mold may rule out or confirm a possible connection to the tenant's illness, or the results may be inconclusive.

If it is large enough, it could accommodate 2 people, but I would put a max of 2 weeks on the stay for a guest while the cousin looks for a place to live.

There are a lot of great tools out there you can use to screen but I would suggest a platform that helps with not only listing the property (publishing it to 10+ other listing sites, which helps you to cast a wider net) but also comprehensive tenant screening which includes a nationwide criminal background check, credit check, eviction history check, and requires references for prior tenancy.
