Somewhere along the line the communication screwed up.

Because of my ‘Analysis Paralysis’, I was not seen as a priority… Word of advice - know what you want out of the relationship and don’t be flakey with communication.

However, during the inspections, many hidden issues were revealed: structural issues found in the crawlspace, sink drainage issue due to debris and tree roots, mold in the attic, cable feeds with exposed wires, dips in roof, torn roof vent boot, front porch needs shimming, and a handful of other minor issues.

Other 4 offered to keep at $1125 rent at the 4th month (800 at month 2). 1 bounced immediately without proper notice. 2 started house hunting and were gone in a couple months with good enough progressing and communication. 1 stayed. 1 moved out at month 2, but left a bunch of stuff and claimed to be still livening there without paying rent, so had to evict.

Another method is using subject to or seller financing to acquire additional properties down the line, but you'd want to study up on that and make sure you know what you're doing.A lot of folks who don't have a lot of working capital start out as wholesalers, so that's another option if you know how to valuate properties and rehab costs and can really communicate well with people.

Before setting the appointments, think through the parts of your homethe inspector or appraiser will need to access and think through the process.Contact the home inspector and appraiser and work out a plan together to keep everyonesafe:• Communicate with them about off-limit areas, and what parts of the home they can access.• Have a notepad in which they can communicate what parts of the home they came incontact with, and offer hand sanitizer and wipes for them to use before and aftertouching parts of the home.• Finally, leave the home during the appointments, and clean properly once you return home.Life does move on – if you are trying to buy or sell a home during this challenging time, itmight take extra effort.

Took an extra 18 days to close (while living out of a hotel) because of these communication issues.

Granted, supposedly in this day people communicate electronically and no longer in person or even over the phone (i.e. by voice). 

You ensure that you are a hard negotiator, honest, communicative agent, and a closer.
