I have my first potential deal from a direct mail campaign.

I want to put out our marketing campaigns under a company name to bolster credibility (the pains of being so young) and I am trying to figure out the most practical way to approach this issue legally.

I have contacted a local mortgage broker to find out about partnering on a loan but I am not sure we would even qualify with our debt to income ratio and less than two years of experience of full time jobs, which is why @Odie Ayaga I figured starting a marketing campaign for wholesaling would be a great start. 

Most direct mail campaigns are for "cash purchases" how could I explain that I'm looking to buy as a first time investment?

Just base your campaign around that model, and watch the people who will call of visit your website.

I have started marketing campaigns with direct mailing from my driving rounds, but I have yet to get any response.
