Post purchase, we typically start with a mail and phone campaign prior to demand letter or lispendis, we do that to try and get a dialogue with the borrower.

Either fear of getting on the phones and generating leads (expired listings, for sale by owner, rent by owner, general cold calling), or unable to afford a large marketing budget for direct mail or search engine ad-words or social media campaigns...On the buyer side, you can generate leads by working open houses for another agent, calling family and friends to see if they want to buy a house, get leads from Realtor.com or ZIllow or others.Which one is "better" depends on the market (seller's market vs. buyer's market) and how much control you want to have over your business.
