You also want to gather feedback from prospective tenants and/or their brokers on their impressions of the building and the spaces....do they think they're appealing, what do they like and what do they not like?

To justify the increase in rents, we improve the outside first and give it a better curb appeal - examples will be blacktop the driveway, put a new sign, put better landscaping.

In a 1031 if you want to defer all taxes you must trade up in value, so in this case you would either have to take new debt on the replacement property or replace the old debt by bringing in your own cash to closing (not so appealing- I know, but I makes sense for some folks).
