Hello all, Within the last year, I acquired my first rental property.

a) Use the rental property I already acquired as the physical address of the LLC (seems like it would be difficult to reliably collect mail there after it is rented)b) Contract a private company, such as UPS, to provide a physical address in West Virginia for the LLC.

But what if I could acquire the property for less, and increase the rents?

I have started to build the feature set assuming the owner already acquired their plot and permit.

My goal has always been to acquire buy and hold rentals to setup a good retirement, but now that I have been reading BiggerPockets, I would like to see how far I can take it.

Gerard,Dan is correct, I believe you are looking at syndication firms that pool investor money (investor is a limited partner in the deal) and the syndicate group does all the work finding, acquiring, improving and managing the asset with the goal of earning attractive risk adjusted returns.  

I am a fan of using as little of my own money as possible to acquire properties, thus getting my initial capital back as quickly as possible to invest again, and again.
