In my opinion, this is much more effective than texting, which often feels like a constant game of cat and mouse with phone carriers.

Looking for referrals/suggestions for pros that can help turn this idea in to reality.

I'm looking to dive in and learn so I've been just trying to practice underwriting lots of deal as best as I can to calculate the cash on cash returns and DSCR ratios. 

I'm doing this for the first time on my own after a divorce, so I'm aiming for efficiency, affordability, while also being able to find tenants I feel good about being such close neighbors with.thanks in advance!

I just don't have a big market, so it's tough to find something like this particular property as evidence.I was thinking of something more general, like a formal study of various markets, but I haven't found anything except general articles or blogs.

Im trying to tell the realtor that it should be priced in between new build prices and remodeled houses.

Do you think there are certain areas in Texas where this model still works well, or is it becoming more challenging statewide?
