I don't know if you can only claim depreciation for the first 27.5 years of the life of the house, or 27.5 years from when you buy it.Hopefully some of the tax guys will come in here and give you a more solid answer.

I can't comment on your choice of product but here are my experiences.I just finished doing a 16mm engineered flooring install on our SFH rehab.I paid $2.50 sq ft & we installed the 1100 sq ft ourselves.I found it a lot more difficult & frustrating than the solid hardwood install I previously did.

I still have several thousand in a box somewhere because they didn't work and were such a waste of money for me.

I want to make sure I don't waste any money on fees with a conservative lender / lazy appraisal.

It is great you are being conservative but it tells me you don't have really solid grasp on the neighborhood values.

I have also seen some incredible green park models that are 100% solar and require no sanitary hook ups as the waste is turned to ash.Clarification: This is not to say there are not well built HUD Code homes already in existence and being built, because there are.

Yet buy and hold our crappy "annuity product of the month" is a solid plan?

Even if I had construction skills/experience, I personally believe that being involved in the construction side of things is a waste of my time and money.The best and highest use of my time as a business owner is to grow, scale and make my business more efficient.
