Still in remodel Lessons learned?

Today In the middle of the electric company doing a check up for tree branches covering the lines and a contractor there to get me estimates for remodel the neighbor comes up to me shake hands exchange names and he says so your moving in.

I am a journeyman electrician with 6 years in the trade and 15 years experience in residential remodeling.

Having escrow pay invoices to contractors would be a really clean way of doing this -- easy if you've got one GC doing the work... complicated if you are a DIY remodeler.

I've done big upgrades such as two complete bathroom remodels, kitchen upgrades, some new doors, outlets, windows, plumbing, and more.

All of them are rented except 2 that I am working on remodels prior to renting. 1 of them is a true BRRRR.The challenge I am coming up on is the 10 mortgage limit to expand my portfolio.I have called over 20 banks in search of a portfolio loan to help me continue building my portfolio but due to COVID banks seems to be reluctant to lend.

I know everyone says start talking to people so I’m asking on here and will be calling local banks next week to try to build a relationship with one of them and get prepared for when we finish remodeling and have a renter in place that pays the first month or 2 before we try to get a cash out and buy another place.

I work with my dad as a contractor doing remodels all the time, and the irony is he never has time for his own home!
