Main thing to keep in mind on the inspection report are just really big tickets items like roof, water damage, HVAC, and HWH.

The other option is do as you suggested and rent for less and then you can use the other items at renewal time as carrots.

@Nathan Weber You pose a fantastic question, and I along with other "old-Pro's" have actually been discussing this exact item off forum more and more recently because with BP's growth and recognition also draws the scammers, that is a unfortunately reality of life today for anything of popularity.
