I think what bothers me the most about this front is the upper right windows don't match the window on the left. 

The first scammer worked us up into a frenzy and made promise after promise, the major one being that "if you sign up for our 3-day workshop, we will give you access to discounted properties and will then match those properties up with our cash buyers list which is thousands deep!

Unless they are damaged I would leave the countertops as is.I would get some new hardware for the cabinets.I would tile the backsplash.If you are adding a new dishwasher and fridge, I would go stainless or black and get a new stove to match.

Even though all of the decking isn't crumbling, as soon as we remove the ones that are, the new decking won't match.

Yea I wasn't looking for numbers to match my location, but was just curious on how other locations price out..

, so whatever is in Google Sheets is our "master plan" for when the deal goes live, and we beat the official software with a baseball bat until it matches what is in Google Sheets down to the 100th decimal place (the 0.001% in DTI, for example) .

(You can just use some stripper if you have the time)  I would also suggest adding some contrasting hardware if you can, maybe something that matches the range you have there.Again, just my opinion.Cheers,Josh

I think it is a good deal as long as all properties can be assigned a value and the cash flow for that property matches makes sense.
