Hello BP community,I'm working on setting up a 5 - 8 year real estate plan for myself. 

I just wanted to introduce myself to the community.

However being that this would be my very first home purchase including my first investment purchase I still would love to hear from the real experts that are apart of this community. 

Do people ever just want to strictly investment SFR New Constitution I was a Managing Broker who acquired  Land and smaller parcels that could be developed into small 10 Home communities as well as tear downs for custom Home Builders as well as a National Builder whose smaller division handled tear downs and  or high end Flips.

I just want to give a shoutout to the BiggerPockets Podcast and Community.

Looking for some feedback, and maybe some ideas to help flesh out what I'm working at.I'm looking to reach out to my community, offering free workshops to introduce people to the concepts of investing with their IRAs, 401ks, etc, by rolling them into (as applies, full or part) into and SDIRA or solo401k.I'm aware of the SEC R&R, and not to be doing any general solicitations.

I think what Lucas is saying is you’re gambling if your game plan is to have a short term rental in a community of primary residents.

Most existing MFR I've seen in the markets I'm looking in are in C+ to C- communities.

I feel I have gained all the knowledge from the famous @Brandon Turner but I need a splash of confidence from the community to get me over the hump.
