thank you. that's what my instincts were telling me. but being new to this i wasn't sure if i was going to cause a problem or stress them out more. 

Save it in case the expense comes up at some point in the future; invest it so the money compounds in the coming years; donate it to a worthwhile charitable cause; spend it on some toy or doodad that keeps burning a hole in my pocket; whatever.By including the money in the Contingencies category, I've already "spent it" on something.

In my experience, most damage caused by kids involves stains on the carpet or wall damage from drawing/painting/posters.

I have read about potential issues (see below) such as excavation causing land shift impacting my property.   

Ironically, they were so good at raising funds that it caused serious problems in their business.Because they raised funds so readily (real estate celebrity owner) they had serious pressure to acquire new deals to put the capital to work as the preferred returns are constantly accruing.

Fighting for a cause:In the military, they instill in you that "you are fighting for a cause bigger than yourself" a phrase used over and over again to assure you that you are fighting the nation's battles to protect our way of life.

This can cause your property to go south quick.

Have a friend that bought a small apartment building in Bay City that performs well - despite the challenges of dealing with a small mom & pop property management company.Some of the challenges they tell us about cause us to just shake our head and wish we operated up there.Our friend tells us that there aren't many PMC options up there:(
