Assuming I could get ROI of 10% over 20 years investing in the market, what would you do?

In addition to a YTD paystub, we ask for last years W-2(s).

Have them sign a lease (rent) and then sell them the right to purchase (own) after a 2 year period (priced at estimated appreciation).

We would like someplace family can visit 2x  a year and VRBO it the resto of the time as I should be able to have no mortgage on the property. 

People date for years and then all hell breaks loose when they get married and move in together.

You will only be in it a year or two and you know that.

I’m about to PCS to San Antonio for a year and was considering buying an investment property to live in while I’m there, then rent out after I leave.My question is this: since we’re restricted in getting fixer uppers with the VA loan (I know there are renovation loans), what are you looking for with the property?

Reason I ask is one of them is two years behind on submitting their financials to the SEC and other required reports.
