They way I look at OOS is asking myself, would I want to visit here?

Likely would then just be our home and two more LTRs.I know splitting property is a huge hassle and not sure if it’s worth it - although six homes and the possibilities is very enticing.

Would you invest in the bad areas?

I have to pay state and county taxes and also do direct bookings, so I found this to be easiest for me to handle each quarter. 

I would like to stay in an area I'm familiar with until I get comfortable with the entire process.

Ideal candidate would be willing to be transparent with what they do and how they do it.

Some of the areas include: general RE knowledge, cold calling, lead generation, acquisition manager, transaction coordinator, etc.Would anyone be interested in taking a peek at the courses as well?

Generally you would not have liability since there was no negligence on your part.
