Network with local brokers, agents, and wholesalers, and be responsive when they send you deals. 

My LLC is up and running and I'm looking to network with fellow BPers in Northern Colorado (Greeley, Fort Collins, Loveland) but am interested in the other side of the mountains and south, too. 

My best advice is to start networking with people who are already doing these things in your area.

I’m getting ready to start going to my local Michigan REIA meetings an start networking hopefully find some good long term friendships. 

It's a great place to network and learn.I have a townhouse listed for 135k and a 3/1 house in FWB coming up for $150k.

That being said, there are a lot of people and some great networking groups in the Tacoma area.

If you're willing to put some work in or willing to go further out from downtown, you can occasionally find something for under $300k.What's great about Colorado Springs -- say, versus Denver -- is that the laws surrounding Airbnb and short-term rentals are wide-open, so you could do an Airbnb in one of the other units.
