(Though, I think QB does this too, soMight be a moot point).You can produce and customize invoices from it (manage your accounts receivable), manage payables, upload documents (payable invoices, tenant documents, etc)... it's a great system both to keep you organized and to keep your books in order.Needless to say, I'm a fan.

@David D'Errico you might check with the local government offices I have heard of cases where they will buy the supplies if you want to provide volunteer labor.You could organize a community volunteer event to get the job done fast. 

I am the local organizer of a group called Apartment Investment Mastery Albuquerque Meetup Group.  

I was volunteering at his prison while he was in, but never personally met him in that context.He got out.Started 'faking it until he made it' by putting ads on craigslist to unclog sinks and the like.By the time he met me, ran his own plumbing business with a fleet of vehicles, a half mil in capital equipment, dozens of employees.

@Tommy LamarI agree with @Robert Gilstrap that joining a professional organization is very helpful.

I do have a full time job in addition to REI and have other volunteer commitments.  

If they don't inquire about all the history, don't volunteer it.

I have received stamps and stickers from various non profit organizations.

The situation is likely the same all over the country.The person objecting to my original post raised the point that one of the examples of organizations fined was for a very large apartment complex accepting government money.
