Because of my goal, the Canadian real estate market doesn't seem particularly great for this, especially with the overwhelming average and median prices of homes, so I believe it would be in my best interest to invest in the US market which has much better prices and can give you a better bang for your buck.

BREIT by blackstone is private, not publicly traded, and is only sold by blackstone chosen financial advisors, it has 4 different class shares and most have huge load fees (1.5-3.5%) and yearly AUM fees (1.25%), and if you sell <12 months from any share purchase they charge you an exit fee of 2% of NAV price , so be careful with that oneI've invested in many syndications for passivity/market beating returns/tax benefits currency debasement running at 15% a year since GFC(2008), (ie M2 money supply growth) so you have to get >15% just to tread water in USA now

I'm very intrigued by a property that is in a great neighborhood and will appreciate very strongly, but using any sort of financing on it the cash flow return is deep in the negatives for a couple years even though the ask price looks like a good deal compared to other houses around.

As an aside, they can save 6% of the sales price in real estate agent fees by selling to you.

My lender requires 20% down for the original purchase ( he uses my security deposits for the 20% so in essence he koans me 100% of purchase price ) - I then pay out of pocket for any rehab costs ( here is where you use your CC ) then we get it reappraised I refinance pay off original loan pay myself back and then repeat often having as many as 5 props at a time now down to 3 we are rehabbing.So...

The rent to own company requires you to have 3% of the purchase price for a down payment but using RRSPs would result in standard penalties for removing these funds.
